The strongest performance is happening between about 1.2M and 1.85M.

This is currently the only residential resale range consistently showing sellers receiving over list price offers.

And that’s important because this range is helping support the overall Bellevue market numbers.

Without these middle ranges performing as strongly as they are, the overall market statistics would likely look very different.

Why this range is standing out

This range tends to attract buyers looking for established neighborhoods, larger homes, and longer-term ownership.

It also sits in a part of the market where inventory still feels relatively balanced compared to demand.

There are options available, but not enough to completely remove competition.

That balance is what continues to create strong activity.

When a well-positioned home comes up in this range, buyers are still willing to compete for it.
