One of the biggest mistakes sellers make right now is thinking buyers are only comparing their home to the one down the street.

They are not.

Buyers in Everett are comparing everything in their budget at the same time.

And that is changing how homes are performing across the market.

A buyer looking at a home in Everett today is usually comparing:

  • resale versus new construction

  • updated versus not updated

  • HOA dues versus no HOA

  • monthly payment differences

  • commute times

  • layout and functionality

  • long term maintenance

  • location and neighborhood feel

  • how move in ready the home feels

That means your competition is often much bigger than sellers realize.

This is something I am seeing more and more.

Many buyers are not just shopping by price anymore.

They are shopping by monthly payment.

That changes everything.

A buyer comparing two homes may decide between:

  • a lower priced home with high HOA dues

  • a slightly more expensive home with no HOA

  • a resale home needing updates

  • a new construction home offering incentives

  • a home closer to work versus more square footage farther away

The decision is usually much bigger than just list price.

Why some homes move immediately

When you look at Everett’s closed sales right now, many homes are still moving quickly.

Some price ranges averaged around 5 to 7 days on market last month.

But the homes moving fastest are usually the homes buyers feel give them the strongest overall value compared to everything else they are seeing.
