Why Does Bellevue Still Feel Competitive If Inventory Is Rising?

If you’ve been watching the Bellevue market lately, you’ve probably heard that inventory is rising.

And it is.

Bellevue added nearly 100 more listings compared to the previous month.

But here’s the part that matters.

That inventory is not spread evenly across the market.

Most of the available inventory right now is sitting in condos and higher price points above about 2.15M.

That means buyers searching in those areas are seeing more choices and more negotiating opportunities.

But that is not the experience everywhere.

Detached resale homes under about 1.2M are still extremely limited.

There are very few true detached homes available at that level inside Bellevue, which continues to keep pressure on buyers trying to enter the market.

This is exactly why the market can feel competitive and slower at the same time depending on what type of home you’re looking for.

The inventory story is not simply “more homes.”

It’s where those homes are sitting that matters.

Why uneven inventory changes the buyer experience

When inventory builds unevenly, buyers and sellers experience completely different markets.

Condo buyers may suddenly feel like they have breathing room.

Luxury buyers may have more time to compare homes.

But buyers looking for detached resale homes in lower price points are still competing for limited options.

This is also why broad market headlines can feel misleading.

The overall numbers may show inventory rising, but that does not automatically mean every buyer suddenly has more choices.

More inventory also means more competition between sellers.

Not every Bellevue home is getting the same results right now.

Some sellers are still receiving strong offers quickly while others are sitting longer, reducing prices, or expiring.
