Yes… but not everywhere.
This is one of the biggest reasons the Bothell market feels so different depending on the price point right now.
Some sellers are still getting very strong terms and quick offers.
Other sellers are seeing buyers negotiate harder, take more time, or walk away completely if the home does not feel worth the price.
That is why blanket market advice really does not work very well right now.
The lower price points are still the most competitive part of the market.
Under 700K, there is barely any detached resale inventory available in Bothell right now.
Last month there were only 4 active homes for sale in this range, while 7 homes went pending.
That creates pressure quickly when something decent hits the market.
In these lower ranges, buyers usually have less negotiating power simply because there are not many alternatives.
If a home is updated, priced correctly, and move-in ready, sellers can still hold pretty firm.
As inventory increases, buyer behavior changes.
Once you move into the middle and upper price points, buyers start slowing down and comparing more carefully.
There may still be quick sales happening, but there are also homes sitting longer, price reductions showing up, and listings getting passed over.
That is especially true above 1.25M.
This is where most of the active inventory is currently sitting in Bothell.
There were 94 active homes in this range last month, but only 13 sold.
That gives buyers far more room to negotiate, ask questions, and wait for the right opportunity.
A lot of negotiations right now are less about dramatic low offers and more about overall value.
Buyers are paying attention to:
Condition
Monthly payment
Seller credits
Inspection issues
Updates needed
Competing inventory nearby
If buyers feel like a home is overpriced compared to everything else they have seen, they are much more willing to step back and wait.
That is something we are seeing more often right now than during the faster-paced markets of previous years.
This is another interesting shift happening in Bothell right now.
Builders are still selling homes, but buyers are taking more time and comparing incentives much more carefully.
That creates more pressure on resale sellers because buyers are weighing things like:
Rate buy downs
Closing cost incentives
Warranty coverage
Monthly payment differences
At the same time, condos and townhomes are also creating more affordability competition for detached resale homes.
Yes, especially once you move beyond the tighter lower price points.
But the homes that are priced correctly and positioned well are still putting sellers in a stronger position.
That is why some sellers still feel like the market is moving quickly while others feel completely stuck.
