Right now, one resale range is clearly outperforming the rest of the Bellevue market.
The strongest performance is happening between about 1.2M and 1.85M.
This is currently the only residential resale range consistently showing sellers receiving over list price offers.
And that’s important because this range is helping support the overall Bellevue market numbers.
Without these middle ranges performing as strongly as they are, the overall market statistics would likely look very different.
This range tends to attract buyers looking for established neighborhoods, larger homes, and longer-term ownership.
It also sits in a part of the market where inventory still feels relatively balanced compared to demand.
There are options available, but not enough to completely remove competition.
That balance is what continues to create strong activity.
When a well-positioned home comes up in this range, buyers are still willing to compete for it.
When people hear Bellevue homes are still selling quickly or sellers are still receiving strong prices, they often assume that applies everywhere.
It doesn’t.
Condos and higher luxury price points are behaving much differently right now.
Those areas have more inventory and more negotiation happening.
This middle resale range is one of the biggest reasons Bellevue’s overall market statistics still look strong.
Just because this range is performing well does not mean every seller automatically gets top dollar.
Buyers are still extremely selective.
Homes that need work, feel overpriced, or do not compare well against nearby competition are still sitting longer than average.
The strongest results are happening when pricing, condition, and presentation all align together.
